On the Spot with Emmanuel Giovanni, Facility Manager at Vend
Location: North Bethesda, MD
Role: Facility Manager
In this edition of On the Spot, we caught up with Emmanuel Giovanni, Facility Manager at Vend Park and one of the most well-loved faces among tenants in North Bethesda. Known for his professionalism, problem-solving, and easygoing nature, Emmanuel is as respected by building management as he is popular with the people parking every day. Whether he’s managing a complex install or chatting with a tenant about their weekend plans, Emmanuel brings the same energy: thoughtful, reliable, and always one step ahead.
What brought you to Vend?
I wanted to be part of a company that’s not just keeping up with the future but actively shaping it. Vend’s focus on innovation—especially around AI and smart technology—really stood out to me. It felt like the kind of place where I could grow quickly, make an impact, and stay right at the edge of what’s next.
What’s your favorite part of working at Vend?
The people, without question. Everyone here is sharp, driven, and supportive. You’re constantly learning from those around you, and there’s a shared mindset that we’re building something better—together.
How would you describe the company culture?
Collaborative, ambitious, and honestly, pretty fun. We take the work seriously, but we don’t take ourselves too seriously, which makes it easier to stay energized and creative.
What do you think makes our team culture unique?
There’s a real openness to new ideas here. It’s not just leadership dictating from the top down—if you have a good idea, people listen. And even more importantly, they trust you to run with it. That kind of ownership is rare.
You’ve built great relationships with tenants—what’s your secret?
Honestly, I just treat everyone like a partner. If something’s not working, I listen, I respond quickly, and I follow through. Whether it’s a minor issue or a major one, tenants know they can count on me—and that builds trust. Plus, a little humor and respect go a long way.
What advice would you give to your younger self?
Start before you’re ready. Waiting for the perfect moment slows you down. Jump in, adapt as you go—that’s where real growth happens.
If you could have any superpower, what would it be?
Teleportation for sure. I’d love to skip flights and explore new places instantly.
What’s one thing on your bucket list?
Attending an F1 race weekend—Monaco would be the dream, but I’d be thrilled with any Grand Prix. The speed, the atmosphere, the precision of it all—it’s just epic.
